Facilities management

Every building, every contractor, one record.

Facilities teams look after many buildings and let many contractors through the door. ProComply checks contractors in with their documents, and keeps plant room, emergency system and roof inspections on record for each building.

Where it goes wrong

The hazards that come up most on facilities management work, and where the daily checks matter.

  • Contractors working on site without the right documents or permit
  • Roof access and work at height
  • Plant rooms: electrical, mechanical and HVAC
  • Fire detection, suppression and emergency lighting
  • Cleaning chemicals and hygiene

What the law asks

A summary of the main requirements, taken from the Act and Regulations themselves, with links to the official text.

Contractors working for you

  • You can be held responsible for a contractor’s breaches of the Act, unless you and the contractor have agreed in writing on the arrangements and procedures that make sure they comply.

Maintenance and refurbishment projects

  • The alteration, renovation, repair or demolition of a building is “construction work” under the Construction Regulations, so those Regulations can apply to building projects you manage.

Electrical installations in your buildings

  • The user or lessor of an electrical installation is responsible for its safety, safe use and maintenance, and must hold a valid certificate of compliance for it (older installations unchanged since before 1992 are an exception until altered or sold).
